The proposed residential development located in Kondapur, Hyderabad, encompasses 2-levels of basement, 4-levels of Podium for parking and Ground floor (Stilt floor). The typical residential units begins from L1 TO L33 for Tower A and L1 till L36 for Towers B&C, this arrangement of floor result in to (2B+4POD+ST+36+TERR = 44 suspended slabs).
This proposed developed is covered over a built up area is 65,59,231SqFt. The three residential Towers A, B & C are within a common basement & Podium structure measuring a width of 86.5 x 104.5m. All three residential towers A, B & C are of similar height of 139.8m above Podium-1. However Tower A covers 33 floors above transfer level with special floor to floor height of 3.6m whereas Tower B&C cover 36-floors above transfer slab (L01) with 3.3m floor to floor height. The proposed three towers are positioned 18.0 meter apart with expansion joint separating each tower. The club house structure adjacent to Tower-A/C is separated with an introduction of expansion joint (EJ).
In general, a reinforced concrete structural system is adopted throughout the building. The tower columns and basement/podium structure is arranged in a way to facilitate the proposed parking layout, driveway and ramp arrangement with a transfer floor to catch the mivan walls to suit residential units requirement.
Typically the basement columns are arranged at span of 8.0-8.5 meter to accommodate 3-carparkings per bay. In general it forms a grid of 8.0X8.5, therefore flat slab with column capital is adopted to facilitate services passing underneath slab soffit, except at areas of MEP services. The water tanks and septic tanks are arranged at Basement-1.
