In general, a reinforced concrete structural system is adopted throughout the building. The tower columns and basement structure are arranged in a way to facilitate the proposed parking layout, driveway and ramp arrangement and typical apartment layout.
The 4-levels of basement car park where the structural system opted is to suit the parking and expected services in the basements. The basements floor heights are typically 3450mm including slab thickness.
The basement and tower columns are typically arranged to accommodate car parking, driveway and ramp locations and 4-Levels of retails (GF, L1,L2 & L3). With the restricted site dimension, all the architectural design is housed within the tower Foot print & basement floors which resulted in varied column grid. Considering the limited Basement floor heights and expected services, the flat slab with column drops are adopted throughout basement structure to facilitate services passing underneath slab soffit. However at localized regions of lift core /stair core lobby beams are adopted.
SPECIAL STRUCTURAL FEATURE
The Columns through 4-Levels of Basement floor plus 4-Levels of Retails are adopted to comply architectural design spaces however the typical 24 upper floors where the residential beams units are planned using shear walls (Mivan Walls) are designed to rest on transfer slab of 1500mm thick at 8th Floor.
